    Wine Cellar Maintenance & Long-Term Care

    A built cellar is not a finished cellar. Cooling systems drift, gaskets compress, humidity swings, and inventory slowly falls out of order. The collectors whose wines age well are the ones who maintain the environment as deliberately as they built it.

    Most cellar failures we're asked to diagnose in Los Angeles are not build failures — they are maintenance failures. A well-specified room that goes unattended for three or four years quietly loses the very stability it was designed for. The routines below are the ones we recommend to every private client, whether we designed the cellar or not.

    The Six Areas That Actually Matter

    Cooling System Calibration

    The cooling unit is the single most critical piece of hardware in the cellar. Even premium systems drift over time — thermostat calibration, refrigerant charge, and airflow all degrade slowly. An annual calibration by a qualified refrigeration technician confirms setpoint accuracy (±1°F), verifies refrigerant pressures, and cleans the evaporator and condenser coils. Neglected coils are the leading cause of premature compressor failure in residential wine cellars.

    Cadence — Annually — spring, before the LA cooling load peaks.

    Gasket & Door Seal Inspection

    The cellar door's gasket is the weakest thermal point in the room. A compressed, cracked, or misaligned seal allows warm exterior air to infiltrate — forcing the cooling unit to run longer, raising humidity swings, and shortening compressor life. Inspect the gasket every six months: run a sheet of paper around the closed door and confirm consistent resistance on all four sides. Replace any gasket showing compression set, brittleness, or visible gaps.

    Cadence — Every six months.

    Humidity Monitoring

    Target relative humidity in a private cellar is 55–70%. Below 50%, corks dry and shrink — allowing oxygen ingress and premature oxidation. Above 75%, label degradation and mold risk climb sharply. A dedicated hygrometer (independent of the cooling unit's built-in sensor) should be checked monthly. Cellars in Los Angeles almost always need humidification support during dry Santa Ana periods; passive humidification (a shallow water tray) is usually sufficient for well-sealed rooms under 500 cubic feet.

    Cadence — Monthly hygrometer read; adjust humidification seasonally.

    Temperature Stability & Data Logging

    Absolute temperature matters less than temperature stability. A cellar holding 58°F with ±1°F variation outperforms one holding 55°F with ±5°F swings. A modest wireless temperature logger — placed at bottle level, not near the cooling unit — records the actual environment the wine experiences. Review the log quarterly. Rising baseline, widening swings, or longer recovery cycles after door openings are early indicators the cooling unit needs service.

    Racking, Lighting & Structural Check

    Wood racking expands and contracts with humidity. Metal racking can develop hairline fatigue at load-bearing joints in high-capacity cellars. Every twelve months, inspect racking for shifted bottles, loose fasteners, or visible sag on shelf spans. Confirm LED lighting is still cool to the touch — failing drivers can silently introduce heat load. Check any glass door or wall for gasket integrity and condensation history at the perimeter.

    Inventory Reconciliation

    Maintenance is not only mechanical. A cellar left unmanaged develops dead inventory — bottles past their drinking window, duplicates that were never opened, gifts that never got logged. An annual inventory reconciliation (physical count against the cellar management system) surfaces drink-now candidates, insurance-relevant valuation changes, and gaps in the collection worth planning around.

    Los Angeles Context

    What LA Does to a Cellar

    Los Angeles is not a forgiving climate for wine storage. Long summer cooling loads run compressors continuously for weeks at a time. Dry Santa Ana periods pull humidity out of the room faster than passive systems can replace it. Wildfire smoke events introduce fine particulate that fouls condenser coils.

    Cellars in the basin, in canyons, or in hillside properties with limited attic ventilation should be inspected more frequently than the standard cadence. If the mechanical room housing the condenser reaches above 95°F in summer, that condenser is working outside its rated envelope and its service life is being consumed faster than the specification assumed.
